Differentiating between normal settling and problematic movement in a new home involves examining the size, shape, and frequency of specific indicators. Most new buildings experience some degree of uniform, vertical movement as the soil compresses, which is typically acceptable.
Normal, Harmless Settling
These signs are part of the natural curing and compaction process within the first year or two and usually do not impact structural integrity:
- Hairline cracks: Thin, random cracks in drywall or concrete that remain less than 1/16 inch wide.
- Cosmetic shrinkage: Small cracks that often appear along drywall seams or near windows due to lumber drying.
- Functional stability: Doors and windows continue to operate smoothly without sticking or frame distortion.
Problematic Structural Movement
Differential settlement, where one part of the foundation moves more than another, requires professional attention. Watch for these red flags:
- Crack Size and Pattern: Cracks that exceed 1/8 inch in width (3mm), particularly diagonal cracks above door frames or stair-step patterns in exterior brick veneer and masonry.
