Cracks in a new home typically fall into two categories: normal cosmetic shrinkage or signs of problematic foundation movement. Most buildings experience a degree of normal settling within the first few years as the soil compresses under the weight of the new structure. This natural curing and compaction process often results in hairline cracks, usually less than 1/16 inch wide, appearing along drywall seams or in concrete.
However, cracks can also signal differential settlement, where different parts of the foundation shift at uneven rates. You should be concerned if you notice the following:
- Settlement cracks that exceed 1/8 inch in width or follow specific patterns, such as diagonal cracks extending from the corners of doors and windows.
- Stair-step cracks in exterior masonry, brick veneer, or foundation walls.

In newly built homes, these signs often appear within the first 12 to 18 months due to initial soil compression. While minor hairline fissures are often harmless, widening cracks or those exceeding 1/8 inch demand professional evaluation to prevent progressive damage.
